Why can’t I find my placement on the internal/external apartment list when I click on the Link?

How Do I View The Vestibule, Mail Room & Laundry Room Cameras?

Flip to channels 591 and 592. If you are a Cablevision subscriber you can view the vestibule of your lobby and the laundry room by tuning your television to channel 591. You can view the mail room on channel 592.

What do I need to know about window air conditioners/safety brackets?

Only apartments that do not have a convector in their kitchens are permitted to have an air conditioner in the window. Any other apartment unit a window air conditioner, where a convector exists, is required to pay a yearly fee of $125.00 per air conditioner. In accordance with our insurance policy and New York City local law, each and every window air conditioner must be installed with a special bracket approved by the City of New York. The bracket insures that the unit will not fall out of window and cause bodily harm or death to a person(s) walking on the street below.

The bracket is available at your local hardware store or can be purchased from our maintenance department. The cost of the bracket ranges between $30-$40 depending on the size of the air conditioner unit. Our maintenance department will arrange to install the bracket on existing units, however, there is a charge.

What is a cooperator who is “Not in Good Standing”?

A cooperator who is considered “Not in Good Standing” is ineligible for any of Warbasse Amenities such as, Parking Space, Rental of Community Rooms, Fitness Center, etc.

Am I allowed to have a dog in my home?

Anyone who owns a dog must register the dog with the management office. In order to do so, you must bring a picture of the dog. There is a $10.00 registration fee payable by money order or check. NO CASH. Once management registers the dog, you will be issued a tag and will be charged $25.00 per dog, per month. Anyone who fails to register their dog will receive a monetary violation of $100.00 and 6 points on their account.

Is there a late fee for carrying charges?

Carrying charges are due by the 1st of each month. If your carrying charges are late, there is an administrative charge imposed.

Is there an intercom in my apartment?

Yes, every apartment is assigned an intercom number. If someone rings your intercom, please do not allow them access to the building unless you know who they are. If you do not know your intercom number or it is not working, please contact the management office.

Where do I get an apartment transfer application?

Any cooperator who is interested in an apartment transfer can contact extension 201 or 204 at the management office. There is a $25.00 application fee. Anyone applying must be a “Cooperator in Good Standing” and must reside at Warbasse a minimum of 2 years. There are also certain family criteria that must be met in accordance with the rules and regulations of the New York State Division of Housing and Community Renewal.

Do I need homeowner insurance?

Every cooperator is required to carry a homeowner’s insurance policy, with a minimum of $300,000 property damage. It is the cooperators responsibility to see to it that they send a copy of their insurance policy or Certificate of Insurance to the management office on a yearly basis. Anyone who fails to submit insurance is considered a “Cooperator Not in Good Standing”.

How do I rent a community room?

Residents may rent community rooms by contacting the management office at ext. 206. The cost of renting a community room is $200.00. A $200.00 damage deposit is all required and will be refunded after the party unless damages are incurred. Sweet sixteen parties are not permitted.

What are the moving hours?

The hours are 9AM-5PM on Mon-Fri. Appliance delivery, furniture delivery, etc. may be delivered on weekend with prior authorization from Management.

What do I need to do to begin apartment renovations?

Must contact management office in advance and fill out renovation agreement. Agreement must be approved by management before work begins. Contractors license, DOB Permit and insurance required as well as a deposit of $1,000.00 which will be returned upon completion of work unless damages arise from renovation work. Money order or Certified Check. Sorry, we cannot accept cash at this time.

Are their laundry rooms at Warbasse?

Yes, the hours are 6AM-11PM / 365 days a year! Washers cost $1.50 and a double loader costs $3.50, dryers cost $0.45 for 15 minutes. Additional Laundry Room Cards available at Management Office at a cost of $7.50 per card. Please note card has no monetary value on it when purchased. Residents must provide proof of Warbasse residency to purchase additional cards. Management asks you not to utilize several machines at once.

What do I have to do to gain access to the Warbasse Fitness Center?

Yearly Membership: Please contact the Management Office for current membership fees and registration. You must be the stockholder of record or an occupant of the apartment (appear on yearly income affidavit) and must be 17 years of age or older in order to be a member. At time of registration, must provide identification. Check or money order only, NO CASH.
